2nd generation space is a term typically applied to office space that has had a prior tenant, and therefore has improvements that may be reusable by a subsequent tenant, such as some walls, doors, ceiling treatments, light fixtures, etc. *

When the Georgia Chamber of Commerce leased 48,000 square feet previously vacated by the Southern Company, they knew they were getting more than just a great location and high visibility.  One reason the Chamber chose 270 Peachtree was because they recognized the value of obtaining high end, 2nd generation space.

Working with Facilitec, the Chamber elected to retain as many existing improvements as possible, maximizing their TI budget, while refinishing, refurbishing, and updating the space to meet their specific needs.

 

 

The existing custom stone reception desk was modernized with glass and refinished wood, allowing budget dollars for stacked stone detailing to complete a statement reception area.

 

Facilitec then refinished custom mahogany millwork, trim and cabinets throughout the space. Custom upholstered acoustical panels in the boardroom and elevator lobby were then recovered, providing a fresh new look at a fraction of the cost of new.

 

Even the boardroom conference table was refinished and combined with new seating to create a beautiful, state of the art meeting space within a reasonable budget. By capitalizing on the above reuse options, other areas such as executive offices, break rooms, secondary conference rooms, and specialty areas were all able to be addressed and improved.

 

New flooring, paint and wall coverings completed a transformation that provided Georgia’s Chamber with a first class space that could not be replicated today for any reasonable price.
